J Johnstone Engineering was proud to be involved in the structural steelwork and bespoke fabrication for a major renovation project in Keswick, Cumbria, located in the heart of the Lake District.

Working alongside an award-winning developer, this large-scale refurbishment required a range of specialist steel fabrication and installation work, all produced in-house at our Silloth workshop and manufactured to EN1090 standards.

As the project progressed, our involvement developed through several stages — from primary structural steelwork through to bespoke architectural metalwork features.


Structural Steel Portal Frames Installation

The first phase of the project involved the fabrication and installation of three structural A-frame portal frames designed to support key areas of the renovated property.

These frames were connected by a ridge beam, forming the main structural spine of the roof system and ensuring loads were transferred efficiently across the structure.

Due to the complexity of the renovation works, installation required careful planning. The frames were craned into position through tented scaffolding, allowing the structure to remain protected during the installation process.

All steelwork was fabricated in-house by our coded welding team and finished with a galvanised coating, providing long-term durability and corrosion resistance — particularly important for properties located within the Lake District environment.

Once delivered to site, the steelwork was installed by our experienced on-site fitting team, ensuring precise alignment with the structural engineer’s drawings.


Multi-Beam Structural Column Design

One of the more unique structural features within this renovation was the fabrication of a central steel column designed to support multiple beams.

In total, five separate structural beams connected into a single column post, branching out from the centre point to support surrounding sections of the building. Once installed, the structure almost resembled the form of a tree distributing loads through the framework.

Additional steel components fabricated and installed during this stage included:

  • Purlin beams
  • Structural wall plates
  • Beam support connections

Each element was fabricated to exact specification to ensure proper load distribution throughout the building.


Bespoke Galvanised Post Shoes for Oak Structure

As the project progressed further, additional bespoke fabrication was required to support timber elements within the building.

Our team produced a series of custom galvanised steel post shoes designed to house structural oak posts used within the renovation.

These fabricated components ensured:

  • Accurate seating of the oak structural posts
  • Strong structural connection between timber and steel
  • Long-term protection against moisture and corrosion

The galvanised finish ensures durability while maintaining a clean, functional appearance within the structural framework.


Floating Staircase with Seamless Curved Handrail

A standout architectural feature within the property was the installation of a bespoke floating steel staircase, fabricated entirely in-house at J Johnstone Engineering.

The staircase included a seamless curved handrail, carefully formed to follow the line of the staircase before continuing up to the internal balcony area above.

This continuous handrail design created a clean visual flow between levels while maintaining the strength and durability expected from steel fabrication.

The handrail was finished in a grey-black coating, providing a refined and modern architectural finish that complements the interior of the property.

Producing curved steelwork of this type requires a high level of precision to ensure smooth transitions and perfect alignment during installation.
